What we collect, where it comes from, what we do with it, and how to make us stop.
If you read nothing else
- We find people through public county records. We did not buy your information from a data broker.
- We do not sell your information. Not to anyone, for any price, ever.
- We will never ask you for money, bank details, or your Social Security number in order to make you an offer.
- One request and we stop contacting you — by any method, no explanation needed, permanently.
- This website sets no cookies and runs no analytics or advertising trackers.

This policy explains how Gulf Alpha LLC ("Gulf Alpha," "we," "us") handles information about you. It covers both this website and the way we contact property owners directly. If anything here is unclear, call us at 713-510-3036 and ask.
1. Who we are
Gulf Alpha LLC is a Texas limited liability company (filing number 0803383478) with its office at 5161 San Felipe St Ste 320, Houston, TX 77056. We are a real estate investment company. We buy residential property and interests in residential property for our own account. We are not a brokerage, not a law firm, and not a credit, mortgage, or foreclosure-assistance service.
2. Information we obtain from public records
This is how most people first hear from us, so we want to be direct about it. We routinely review public records maintained by county and state government in Texas, including:
- Notices of substitute trustee's sale and other foreclosure postings
- Property tax rolls and delinquency records
- Deeds, liens, judgments, and other instruments recorded with county clerks
- Probate filings and heirship records
- Appraisal district property and ownership records
These records are public by law and available to anyone who asks for them. From them we may learn your name, the property address, mailing addresses, ownership interests, recorded debts against a property, and filing dates.
We do not purchase personal information from data brokers or list vendors, and we do not have access to anything about you that is not already a matter of public record. We may use publicly available directories or a phone-number lookup service to find current contact details for a person already identified in those records.
If you would like to see the specific record that led us to contact you, ask and we will send it to you.
3. Information you give us directly
When you call, text, email, or use the form on this site, we may collect:
- Your name and contact details
- The property address and your relationship to the property
- What you tell us about your situation
- Correspondence between us
If a transaction proceeds to closing, the title company, attorney, or notary involved will separately require identification and payment details in order to pay you. That information is collected by them under their own policies, at a closing you have agreed to. We do not need your bank account details or Social Security number in order to make you an offer, and we will not ask for them.
4. Information this website collects automatically
Very little, and we would rather say so plainly than bury it.
- No cookies. This site does not set cookies.
- No analytics. We do not run Google Analytics or any comparable measurement tool.
- No advertising or tracking pixels. There are no third-party ad trackers, remarketing tags, or social-media pixels on this site.
Two ordinary technical exceptions apply. Our web host keeps standard server logs, which typically record IP addresses and pages requested, for security and reliability. And the fonts used on this site are loaded from Google Fonts, which means your browser makes a request to Google and Google receives your IP address as part of that request. We do not receive any information from Google about you.
5. How we use information
We use information only to:
- Contact you about a specific property and evaluate whether we can make an offer
- Research title, liens, taxes, heirship, and related matters for a property we are considering
- Prepare, negotiate, and complete a purchase
- Respond to what you send us
- Keep records we are required to keep, and enforce do-not-contact requests
We do not use your information for advertising, we do not build behavioral profiles, and we do not use automated decision-making that produces legal effects for you.
6. How we contact you — and how to make it stop
We contact property owners by mail, telephone, and text message, using several different phone lines. Every number we call and text from is published on this site so you can verify that a call really came from us.
You can tell us to stop at any time, by any method — reply STOP to a text, say so on a call, email fredo@gulfalpha.com, or call 713-510-3036. You do not have to give a reason and we will not ask you for one.
When you opt out we stop contacting you permanently. To make that stick we keep a minimal suppression record — enough to recognize you and not contact you again — because deleting the record entirely would risk us contacting you a second time from a later public-records review. If you would prefer we delete everything instead, tell us and we will, and we will explain that trade-off again at the time.
Message and data rates may apply to texts. Message frequency varies.
7. Who we share information with
We do not sell your personal information, and we do not share it for anyone else's marketing purposes.
We share information only where it is necessary to do the work:
- Title companies and escrow agents — to run title searches and close transactions
- Attorneys — for title, probate, heirship, and transaction matters
- Notaries — to witness signatures
- Investigators and genealogists — where heirs must be identified or located
- Service providers — such as our email and phone providers, who process information on our behalf
- Government offices — county clerks and taxing authorities, in the ordinary course of recording documents and paying off debts
- Where the law requires it — in response to a subpoena, court order, or other legal obligation
8. How long we keep information
For a completed purchase, we keep transaction records for as long as we own the property and afterward for the period required by tax, real estate, and record-keeping law.
Where no transaction happens, we keep inquiry and research records for up to three years, because these situations recur — a property that was not workable this year is often workable later. Do-not-contact records are kept indefinitely so we can honor them.
9. How we protect information
We use access-controlled accounts, encrypted connections, and reputable service providers, and we limit access to the people who need it. This site is served over HTTPS.
No method of storage or transmission is perfectly secure, and we will not claim otherwise. Please do not send us Social Security numbers, bank account details, or images of identity documents by email or text — we do not need them to make you an offer, and if a closing requires them the title company will collect them through its own secure process.
10. Your rights
Texas residents have rights over their personal data under the Texas Data Privacy and Security Act. Rather than work out whether every one of those provisions applies to a business our size, we would rather simply offer them. Whatever the law requires of us, you can ask us to:
- Tell you what we hold about you, and where we got it
- Correct anything inaccurate
- Delete what we hold, subject to records we must keep by law
- Give you a copy in a portable format
- Stop contacting you, permanently

There is nothing to opt out of regarding sale of data or targeted advertising, because we do neither.
11. Children
This site is not directed to children, and we do not knowingly collect information from anyone under 18. If you believe a child has given us information, contact us and we will delete it.
12. Changes to this policy
If we change this policy we will update the date at the top of this page. If a change is significant — for example if we ever add analytics to this site — we will describe it here rather than change it silently.
